AVISO IMPORTANTE 11 de Noviembre de 2009 Se les informa que le jueves día 12 de noviembre se procederá de 9:30 a 17:00 horas al fumigado de los jardines, se les ruega cierren ventanas por el olor ya que los productos no son tóxicos. 		3 January 2009 NO WATER! Due to a broken main water pipe outside bloque 20, maintenance people have had to shut down the water supply completely until it can be repaired Monday morning. We are very sorry for the inconvenience, but this was necessary to avoid further and more serious damage. Maintenance will try to turn on the water with limited pressure between 12-13 Sunday morning. AVISO IMPORTANTE 15 de Octobre de 2008 Estimados propietarios y Residentes, Debido al fuerte viento que hemos tenido en la Comunidad los días viernes y sábado 10 y 11 de Octubre. Vientos de “Fuerza 8” (80 + km/hr), lo cual es Tormenta Tropical de Fuerza “Nivel 3”. Estos vientos han causado daños en varias plantas de los jardines Comunitarios así como en los tejados y vallados de la Comunidad. Desde el lunes estamos valorando los daños y empezaremos a repararlos lo antes posible. Estas reparaciones pueden conllevar grandes podas en los árboles que han sido dañados o que no se pueden volver a levantar. Por favor dejen a los jardineros hacer su trabajo, tengan paciencia y esperen a que se arregle su zona así como a la terminación de otros trabajos de jardinería que se quedarán pendientes hasta que tengamos bajo control los daños ocasionados por el viento. Notice 15 October 2008 Dear Owners and Residents, Due to the strong winds that we had over the community during the days Friday and Saturday the 10th and 11th of October. Winds that were of “Force 8” ( 80+ km/hour ), which are “Level 3” tropical storm strength. These winds have caused some heavy damage to many plants in the Community Gardens as well as to roof tiles and community fencing. Since Monday we have been accessing the damages and will begging the repairs A.S.A.P. These repairs may mean some heavy pruning of the Community trees which have been damaged or cannot be put up right again. Please allow the gardeners to do their job and please be patience awaiting your area to be fixed or for the termination of other gardening job’s that will be put on standby until we have the wind damages under control and corrected. AVISO IMPORTANTE 27 de Agosto de 2008 Queremos informarles, que en los últimos 10 días, correos ha empezado a entregar las cartas de pago de I.B.I y tasa de basura. Estos impuestos se pagan todos los años, pero este es el primer año que llegan por correo por causa de la tremenda lentitud de las distintas administraciones y del Ayuntamiento. Algunas cartas de pago pueden venir con los domicilios incorrectos e incluso con el nombre del anterior propietario aunque se hayan comprado hace años. Por ello, si aun no han recibido las cartas de pago o estas son incorrectas, les recomendamos, que lo antes posible las soliciten en la Tenencia de Alcaldía de Nueva Andalucía, donde hay una oficina del Patronato de Recaudación Provincial. Alli podran solicitar las cartas de pago y corregir los posibles errores y así como saber donde, cuando y como pagar sus impuestos. Recuerden llevar su D.N.I o pasaporte y copia de su escritura, en caso de no haber recibido ninguna carta de pago. Atentamente, La Administración		Notice 27th August 2008 This letter is to inform you that over the last 10 days the postman has began delivering the Town Hall taxes of “I.B.I” ( Tax on property ) and “Basura” ( garbage tax ). These are taxes that should be paid yearly but have only arrived this year for the first time because of the extremely slow administration at the Town Hall tax office. Some taxes come with the wrong address and other still come in the name of the original owners even if they have been sold years ago. For this reason, should you have not received your tax letters yet, or if they are incorrect, we strongly recommend you go a.s.a.p to the “Tenencia de Alcaldia de Nueva Andalucia” (the Sub-Town Hall Office of Nueva Andalucia), to get a print out and an explanation on how to pay your taxes and to correct the possible mistakes. There is an information tax office with in the Tenencia. (Patronato de Recaudacion Provincial) Please don’t forget to take your passport and a copy of your title deed should you not have received a copy of your tax form. Por motivo de las obras del Soterramiento de San Pedro Alcántara proyecto clave 28-MA-3240-M, en el mes de diciembre de 2006 la Delegación de Transportes y Circulación elaboró un Plan Temporal del Tráfico para aplicarlo durante el periodo de obras.
Como consecuencia de ello, se pone en conocimiento de los vecinos y usuarios que a partir del martes día 18 de octubre, la Calle Las Amapolas de Nueva Andalucía, se cambiará su sentido de circulación “durante el periodo de obras”, es decir, quedará la circulación en sentido norte-sur, estableciendo la entrada a dicha calle por la intersección situada junta a La Caixa, y la salida se realizará por la calle 18 b que conecta por el sur con Calle Jazmines.

Due to Underground Road works of San Pedro de Alcántara “proyecto clave 28-MA-3240-M”, December 2006, Transport and Circulation Office has developed a Temporal Plan of Traffic, to use during the works period.
Therefore, we put forth of neighbours and users that from Tuesday 18th October, C/ Las Amapolas, in Nueva Andalucia, will change the traffic direction “during the works period”, so, the circulation will be a north – south direction, the entrance of this street will be through the intersection located next to La Caixa Bank and the exit through the street 18 b, which comes out onto C/ Jazmines on the south.

Debido al vandalismo intencionado y repetitivo, faltan en los escalones de la piscina unas piezas de gresite.
Esta administración ha tratado de encontrar una solución provisional para arreglarlos, pero ha sido inútil, por lo que les comunicamos que, cuando termine la temporada de verano (finales de septiembre – principios de octubre), vaciaremos la piscina a fin de poder enmendar los daños provocados.

Vuelve la época de verano y una nueva ola de robos en la zona de Marbella ha vuelto a empezar que podría afectar a nuestra urbanización. Es de extrema importancia que cierren no sólo todas las puertas y ventanas de sus viviendas cada vez que se ausenten, sino que, además, dejen siempre cerradas todas las entradas tanto peatonales como de vehículos de la urbanización. Es muy importante que mantengan un estricto control sobre las copias de sus llaves, tanto de su vivienda como las de las zonas comunes.
Si no tienen alarma, les recomendamos enérgicamente que contraten una, ya que los robos suelen ocurrir en un 90% en casas sin ellas o donde no están conectadas.

The summer months are back and so are the robberies in the Marbella area, which could also affect our community. It is very important that you not only close your home doors and windows, but also the community access gates. It’s also imperative that you have strict control of the copies of your home keys as well as the community keys.
If you don’t have an alarm, we highly recommend that you install one, and actually connect it, as reports show that 90% of all the robberies take place in homes without one, or where it has not been connected.

Esto no sólo daña la buena imagen de la comunidad, sino también las propiedades de la comunidad, que al final tenemos que pagar todos.
Es obvio que alguien habrá oído o visto algo, y como es importante para todos poner fin a este comportamiento, rogamos comuniquen a la oficina de la administración cualquier información que posean al respecto, aunque sea a través de notas anónimas en nuestros buzones de correos.

Over the last six weeks we have had a wave of childish vandalizing, misbehaviour. Once again, this morning we have found that, during the night, sunbeds , sunshades, plants, beer bottles, etc. have been thrown into the pool. This not only damages the good image of the community, but also community property that at the end we all pay for.
Is quiet clear that someone has heard or seen something, it is important to all of us to put a stop to this behaviour. Please let the administration office know if you have any information even is by and anonymous notes in our mail boxes.

La basura y las cajas que se abandonen en están zonas no se quitaran, ya que no es el trabajo de los jardineros o de las limpiadoras el tirar la basura de los propietarios. Lo cual puede llevar a serios problemas de higiene y olor.
Les rogamos hagan uso de los contenedores industriales que están a las salidas de ambas fase de la urbanización.

This is to inform you that the Communal bins inside the urbanization are not for your home rubbish. Nor should any rubbish be left at the entrance of the blocks or in the garages.
All rubbish or boxes left in common areas will remain there as it is not the job of the community cleaners or gardeners to remove them. This could become a serious health problem that will affect the entire community.
Please use the containers outside the main gates of the urbanization for that use.

Siguen ocurriendo fugas de aguas fecales en los garajes debido a la saturación de las arquetas de saneamiento por depósitos de PAÑALES, OBJETOS DE HIGIENE FEMENINA, PRESERVATIVOS, TRAPOS Y OBJETOS VARIOS. Los cuales por razones obvias jamás han de ser tirados por los inodoros. Estos atascos en sus peores formas provocaran que el agua busque una salida por la presión y que se inunden las viviendas al salir las aguas sucias por los inodoros.
Es la segunda vez que mandamos estas cartas recordatorias este verano. Por su propia higiene y respeto a sus vecinos, les rogamos enérgicamente se abstengan de dichas practicas.

Once again we have detected leaks of sewage waters in the garages caused by the saturation and blockage of the manholes, due to the PAMPERS, FEMALE SANITARY ITEMS, CONDOMS, RAGS & VARIOS OTHER OBJECTS, that where found in the tubes. Items that for obvious reason should never ever be flushed down a toilet. These blockages can cause the sewage waters to flood the apartments when the excessive pressure will push the liquids out of the WC.
This is the second time this summer we send this warning letters. For your own hygiene and respect to your neighbors we ask you very seriously to abstain yourselves from flushing down any item that may provoke another blockage.

Es necesario informarles que los perros no pueden correr por la urbanización sin correa y defecando en los jardines. Esto es una falta de respeto a los trabajadores de esta urbanización y a los residentes de la comunidad.
Por favor mantengan sus perros atados en todo momento.
Al mismo tiempo por favor tomen en cuenta que los basureros de las Comunidad dentro de la urbanización no son para basura de las casas. Ni debe dejarse basura de las casa en la entrada de los bloque ni garajes.
Toda la basura o cajas dejadas en las áreas comunes se quedarán allí, ya que no es trabajo de las limpiadora ni de los jardineros limpiarla. Al mismo tiempo, les rogamos no dejen excremento en los basureros comunitarios, ya que esto puede crear un gran problema para la salud, que puede afectar a toda la comunidad debido a las ratas.
Les rogamos usen los contenedores que están fuera de las puertas principales de la urbanización.

It is necessary to inform you that dogs are not allowed to run around the urbanisation without a leash and defecating around the garden. This is a lack of respect to the workers of this urbanisation and the residents of this community.
Please keep your dog on a leash at all times within the premises.
At the same time please take into account that the Communal bins inside the urbanization are not for your home rubbish. Nor should any rubbish be left at the entrance of the blocks or in the garages.
